What is a Full Property Buyout?

The Full Property Buyout is designed for celebrations of up to 150 guests. When you book a buyout, you aren't just renting a space; you are securing the entire 2.5-acre property. It is closed to the public and outside guests, ensuring your wedding party has total seclusion and zero wedding crashers.

The Full Property Buyout unlocks access to all of our premier waterfront event spaces:

• The Upper Waterfront Lawn: Ideal for spectacular tented receptions or elegant cocktail hours beneath our several historic shade trees.

• The Private Beach & Lower Waterfront Lawn: The quintessential setting for a breathtaking ceremony with toes in the sand and an unobstructed backdrop of the Chesapeake sunset.

• The Waterfront Garden Terrace: Our newest space, perfect for a welcome party, rehearsal dinner, or a relaxed post-wedding brunch.

Overnight Luxury: All 18 Suites Are Yours

A hallmark of the Sandaway Buyout is the inclusion of all 18 beautifully appointed suites and cottages (accommodating up to 38 overnight guests).

This allows your inner circle to stay on-site, turning your wedding day into a seamless destination weekend. The convenience of being just steps away from the festivities allows for shared memory-making that elevates the experience far beyond a single-day event.

A Transparent, Guest-Funded Model

We believe wedding planning should be joyful and transparent. Our buyout is structured so that your guests’ lodging payments significantly reduce your out-of-pocket venue investment. While the couple guarantees the lodging buyout to secure exclusivity, those costs are satisfied by your guests as they book their own rooms.

2026 & 2027 Buyout Investment Options:

• Weekend Venue Fee (Fri–Sun): $11,000

  • Requires a 2-night minimum stay. Provides full weekend access for rehearsal, ceremony, and reception.

• Midweek "Natural Canopy" Venue Fee (Mon–Thu): $4,500

  • A 1-night intimate option designed for open-air celebrations beneath our ancient trees. Perfect for those skipping the tent for a nature-focused experience.

• Midweek 2-Day Venue Fee (Mon–Thu): $6,500

  • A 2-night stay permitting tent rentals and full-scale midweek celebrations.

Capacity and Logistics

• Guest Count: Base venue fees include up to 100 total guests. For larger celebrations of 101 to 150 guests, a flat fee of $40 per person applies.

• Music & Dancing: To maintain the tranquility of Oxford, amplified music for receptions concludes at 9:00 PM.

• Weather Confidence: We require tent rentals for large receptions on the Waterfront Lawn. For our smaller "Natural Canopy" events, our historic trees and covered porches provide a beautiful, organic alternative.

• Peace of Mind: A simple supplemental event insurance policy (typically $150–$250) is required to protect your investment and provide liability coverage for the weekend.
